Rather than manually searching your database, AI can help surface opportunities you may already have.


The Real Problem Isn't a Lack of Leads

Kendall began by asking a simple question:

Why do so many hardworking agents still experience inconsistent pipelines?

Her answer surprised many attendees.

It's not because:

  • The market is bad

  • You need more followers

  • You need another CRM

One of the biggest mindset shifts from the presentation:

Every transaction begins with a life event—not your marketing.

People don't wake up thinking:

"I want a REALTOR® today."

They wake up thinking:

  • My parents need care.

  • We're having another baby.

  • I accepted a new job.

  • We're getting divorced.

  • We inherited a property.

The real estate transaction comes later.

Understanding this changes everything about prospecting.


Curious vs. Compelled vs. Converted

Kendall introduced three categories every agent should recognize.

Curious

People browsing Zillow.

Watching rates.

Thinking "maybe someday."

Most agents spend the majority of their time chasing these prospects.

Compelled

Life has already forced a housing decision.

These individuals haven't necessarily called an agent yet—but movement is coming.

This is where the biggest opportunity exists.

Converted

Someone who already hired an agent.

Your goal is to meet people while they're compelled, before they become someone else's client.


Buyers and Sellers Don't Think They're Buyers or Sellers

Perhaps the biggest "aha" moment of the session:

Buyers and sellers don't self-identify that way.

Instead, they identify with whatever challenge they're currently facing.

They see themselves as:

  • Someone caring for aging parents

  • Someone going through a divorce

  • Someone relocating for work

  • Someone welcoming a new baby

  • Someone dealing with probate

If your marketing only says:

"Thinking about buying?"

or

"Ready to sell?"

Many future clients won't recognize themselves in your message.


The 14 "Data D's"

Kendall shared what she calls the Data D's—major life events that frequently trigger real estate decisions.

Examples include:

  • Divorce

  • Death

  • Downsizing

  • Debt

  • Default

  • Diagnosis

  • Damage

  • Deployment

  • Job transfers

  • Growing families

  • Retirement

  • Investment purchases

  • Military relocation

Instead of marketing to "buyers and sellers," agents can build expertise around one or more of these transitions.


Stop Swimming in the Red Ocean

Traditional prospecting often places agents into what Kendall calls the Red Ocean:

  • Cold calling

  • Generic Facebook ads

  • Portal leads

  • Door knocking

  • Mass marketing

High competition.

High rejection.

Low differentiation.

Instead, she encouraged agents to create their own Blue Ocean by becoming known for helping people through specific life transitions.

Specialization builds trust faster.


Strategy Beats Activity

Most agents have tactics.

Very few have strategy.

Posting consistently...

Making calls...

Running ads...

Sending newsletters...

Those are activities.

A strategy answers:

  • Who are you trying to help?

  • Why are they moving?

  • What matters to them today?

Without strategy, you simply become busy—not predictable.


Focus on the Transition, Not the Transaction

Help people solve the problems surrounding their life transition.

Ask Better Referral Questions

Instead of asking:

"Who do you know that's buying or selling?"

Try asking:

  • Who do you know that's caring for aging parents?

  • Who recently accepted a job transfer?

  • Who just became an empty nester?

  • Who inherited a property?

  • Who's navigating a divorce?

Specific questions activate people's memory far better than generic referral requests.


Kendall's Five-Step Action Plan

To begin implementing the Motivated Mover Method:

  1. Choose one or two life-event niches to specialize in.

  2. Identify where those people naturally spend time online and offline.

  3. Create helpful content that speaks directly to their transition.

  4. Build follow-up systems that nurture relationships over time.

  5. Stay consistent and continue adding value.
